Momentum Is Building in the Caribbean

The region closed 2025 on a strong footing.
STR data shows Caribbean hotel occupancy averaged 67.4% in 2025, with peak levels above 75% in December.

Momentum continued into early 2026.
January posted year-over-year gains in occupancy, ADR, and RevPAR.

Overnight Demand Is Accelerating

Visitor arrivals are rising across key Caribbean markets.

  • Aruba: +5.7% stopover growth year-over-year in October 2025, rising to +14.3% in December
  • Punta Cana (Dominican Republic): +11.9% growth in October
  • Across the region: tourism demand is expected to continue increasing through 2026

Incentive Programs Are Supporting Development

Many Caribbean jurisdictions offer strong development incentives.

These often include:

  • tax concessions

  • import duty relief

  • investment incentives for hotel development

Across the region, these programs remain embedded in the development framework and continue to influence overall project economics.

Strategic Positioning Drives Outcome

With performance strengthening across the region, execution matters.

BASE4 helps developers evaluate sites, structure projects, and design hospitality destinations that perform in the Caribbean market.

With active engagement across key Caribbean markets, our integrated architecture and engineering platform aligns concept, incentives, and execution.
