With the recent stimulus from the federal government, sponsors and investors have the opportunity to access a $45 billion fund for office-to-residential (O2R) conversions. This has led to a significant increase in interest in financing, designing, developing, and converting commercial buildings into residential properties.
Did you know: The 19.6% of office space that isn’t leased is the highest since at least 1979.

The number of apartments scheduled for conversion from old office spaces increased from 12,100 in 2021 to 55,300 in 2024. The average age of office buildings that will be repurposed into rentals is 72 years, 20 years younger than the buildings previously converted.
