Data Center Development Sites: Power Shapes Deal Value

Two sites. Similar acreage. Completely different value.

The difference is power. If you are not evaluating it before you commit capital, you may be pricing land the wrong way.

Acreage No Longer Defines Value

For data centers, power-ready capacity matters more than land size alone. A large parcel with uncertain power may be worth less than a smaller site with a clear path to energized capacity.

JLL estimates that nearly 100 GW of global data center capacity added between 2026 and 2030 could create $1.2 trillion in real estate asset value.

That value will not land evenly. It will follow sites with clear power capacity, realistic utility timelines, and fewer infrastructure unknowns.

Power Changes Acquisition Math

The key question is no longer just, “What does the land cost?”
It is, “What will each developable megawatt cost, and when can it produce revenue?”

Before pursuing a site, developers need to test:

  • Committed power capacity
  • Utility or on-site power obligations
  • Cost per buildable megawatt
  • Holding time before development can move forward
  • Tenant potential at the supported scale

A lower purchase price can become the more expensive deal when power delivery is late, limited, or tied to major new infrastructure.

Power Is Changing Capital Strategy

Power risk now affects how data center deals are financed.

Ropes & Gray reports that data center deals are increasingly financing land, power, and data center buildings in different ways. Some projects now separate power financing from real estate financing.

Developers who understand power risk early can structure capital more efficiently and avoid locking equity into infrastructure that should be financed separately.
