The midscale extended-stay hotel segment is experiencing growth within the hospitality industry. It provides the convenience and amenities of a hotel while also offering the comfort and flexibility of an extended stay. Upper-midscale and upscale projects dominate the pipeline, accounting for more than half of the in-construction room count. Is now the time to get into this trend? Read on.

According to Lodging Econometrics, brands within the extended stay segment represented 37% of ongoing construction projects, 41% to commence in the next 12 months, and 39% in the early planning phase. Most 63% of forthcoming extended stay projects were attributed to middle-tier brands like Marriott’s StudioRes.

  • Marriott International has ventured into the U.S. midscale segment for the first time by introducing its newly launched extended stay brand: StudioRes.
  • Hyatt recently initiated construction on its first-ever upper midscale hotel:  Hyatt Studios.
  • Hilton is also making strides in the middle-tier extended stay market as it expands its LivSmart brand in the lower midscale segment.

As these hotel brands venture into the midscale hotel market, they bring forth exciting possibilities. The introduction of new lodging models creates fresh opportunities for commercial real estate professionals in related sectors like retail and for various industry stakeholders.
