Podiums vs. Wraps | Which to choose?

Reading Time: 3 minutes

Supply chain issues and labor shortages are frustrating many developers right now. Still, there is a high demand for mid-rise apartment buildings. Have you considered alternative designs to meet the current challenges while saving on your budget? When it comes to mid-rise developments, both the podium and wrap designs offer some good solutions. Read on!

What are the podium and wrap concepts?

The Podium Concept

A podium is typically 4-6 stories of wood or CFS construction positioned on top of a concrete structure, the podium. Podium construction (also known as pedestal or platform construction) includes multiple stories of light framing over a single- or multi-story podium typically constructed of concrete.

The Wrap Concept

The wrap-around configuration (also known as the “Texas Donut”) typically consists of a central above-ground concrete parking structure that is surrounded or “wrapped” by 4-7 stories of wood or CFS construction.

We understand that maximizing density (units per acre) is more important than ever in today’s cost environment. The rise in prices of construction materials, the skilled labor shortage, and the supply chain issues have made construction more expensive across the U.S.

By considering the right product or housing type for the site, you’ll be able to optimize your land to build more apartments at a better price. In simple terms, the higher the density, the higher the number of dwelling units per acre.

Wondering what’s the best concept for your next development?

BASE4 is here to help. Every day we provide our clients with zoning analysis summaries and site density studies to help them determine the most efficient design possible. We help developers, general contractors, and factories find better and cheaper ways to build through innovative technology, forward-thinking design, and offsite manufacturing.

I’d like a complimentary site fit test
