Student housing demand remains strong — but the rules have changed.

National occupancy reached 95.1% this academic year, one of the highest levels on record. At the same time, rent growth slowed to 0.8% year over year, returning to normal after several aggressive leasing seasons.

Strong demand continues across most student housing markets. Even with more competition, well-located projects are still filling fast.

Nearly 50 university markets reached 99% or higher occupancy.

What the Data Is Really Saying

Demand is strong, but only the right projects are winning.

Preleasing stayed strong through fall move-ins across most markets. Projects tied to strong schools and controlled supply continue to outperform.

At the same time, new deliveries are slowing.

  • About 27,000 beds were delivered nationally in 2025
  • Fewer than 40,000 beds are under construction
  • Even fewer are expected to deliver in 2026

The market is taking in today’s supply while fewer projects are coming next. That creates a tighter window for new development.1

Projects entering design now are more likely to deliver into a healthier balance.
