Why Modular Projects Slow Down

Modular construction is meant to move faster. So why do some projects stall before the first module ever ships?

Most delays don’t start in the factory. They start when key design decisions aren’t resolved early enough.

In modular delivery, design isn’t just documentation. It’s what locks scope, cost, approvals, and sequencing. When those decisions come late—or stay unresolved—modular speed breaks down.

Financing Gets Out of Sync
Modular projects require earlier commitment than site-built work. If layouts, systems, or pricing aren’t locked during design, lenders slow the process.

Scope Isn’t Clearly Defined
When factory vs. site responsibilities aren’t clearly designed—or interfaces aren’t fully coordinated—handoffs break down and schedules slip.

The Site Isn’t Designed for Modular
Foundations, utilities, and set sequencing must be designed specifically for modular delivery. Adapting the site later creates risk.

Logistics Are Planned Too Late
Module size, transport limits, crane access, and staging need to be resolved during design—not after production starts.

Delayed Approvals (State & Local)
Modular adds review layers that must be addressed early. Delays occur when designers don’t align state modular requirements with local AHJ expectations, or when Fire, life safety, or accessibility interpretations remain unresolved.

Design Changes After Production Starts
In modular, change doesn’t slow projects—it stops them. Late layout shifts, dimensional changes, or unplanned field conditions can trigger rework or rejected modules.
