Data center demand is strong. But demand does not solve power, permits, or construction.

Demand Is Real and Backed by Numbers

Global data center occupancy sits at 97%, with 77% of the construction pipeline already pre-committed to tenants.

Vacancy in primary US markets hit a record low of 1.4% at the end of 2025. CBRE projects rent growth will outpace inflation for the next two to five years.

The tenants exist. The build-ready projects do not.

The Pipeline Is Bigger on Paper Than in Reality

Many announced projects still lack visible construction progress, secured power, or a clear delivery timeline.

The U.S. has an estimated 12 to 16 GW of planned data center capacity for 2026. Only about 5 GW is currently under construction.

At the same time, project cancellations more than quadrupled in 2025, rising from 6 in 2024 to 25, driven by power access issues, public opposition, and regulatory pressure.
